I don’t think the market will crash like 2008. I will say mostly an adjustment. If you are buying as your home, I will say anytime is a good time. If investment property, I will wait a little. just saying.
What data do you have that supports that opinion?
@theforestisdark it will take a severe recession to force foreclosures to get the price down. Otherwise even though the demand is down due to interest rate the sellers would just choose to keep holding the property resulting in lower supply.

Over valued all of it, until prices come back in line, there will continue to be pain. Higher for longer = interest rates at 4 -5% for the foreseeable future

Rates are not going to coming down soon. Sellers hurry up and sell now before it’s too late. Housing market has seen 8-10 years of growth in just 2 years. New buyers are struggling to pay the high monthly mortgage payments. Prices will fall at least 20% from here on.

Some markets will favor long term. Here in Vegas I believe it to be more stable since we are a state that absorbs a majority of the CA residents fleeing their high taxes and costs of living.
