I believe much of this comes really down to three simple words: Low Interest Rates.
Low Interest Rate are like a fertilizer for real estate prices…and it’s also like the catnip for real estate investors, because they KNOW that low interest rates usually translate into LOTS OF PROFIT.
Since the Federal Reserve lowered interest rates, it just made Real Estate a LOT more affordable for buyers…this means that buyers can pay MORE for a property, potentially increasing demand and further driving up prices.
But that’s not the ONLY reason the ultra-rich are bullish on real estate right now…because there’s another, more subtle reason that not as many people are discussing: That’s INFLATION.
Real estate prices generally BENEFIT from inflation – because overall, throughout our history, real estate prices have increased in value, in conjunction with inflation. So, for example, if we see 2% inflation next year, one might expect to see real estate values increase at a similar rate.

So given this information, given the record low interest rates, and given the external pressure to KEEP interest rates low…one can start to see why real estate is slowly becoming a safe haven investment for so many people, including myself.

The federal funds rate being lowered .25% does not affect the yield of the 10 year note. Also the reason REITS go up in value is when interest rates fall. That’s because they required to pay out something like 90% of their profit as dividends.

Have you heard of worthy bonds? How safe are worthy bonds, they advertise fixed 5 % returns for free, and no penalties for withdrawing your money whenever you want.

Real estate is overrated. I purchased a condo for $225k in 2005 that is now worth $72k. Don’t believe all the hype. Los Angeles is a special market. Many parts of the USA have not performed as well. We have friends who bought in Pittsburgh Pa and the value has not increased much in the last 20 years.

An increasing interest in giving UBI to every American may also inflate the price of real estate. Causing a lot of people to want to get in now.
Awesome video Graham! Always great content and well presented. Unfortunately you made a terrible mistake… In 30 years when you retire to the beach your ice coffees will no longer cost 20 cents… They will cost an astronomical 38 cents if inflation continues at 2.2%. Those will be dark days indeed.

Quick question for you: When you say that as inflation rises, your effective net interest rate on loans decreases by that amount, are you assuming a person’s wages/average amount of money on hand are increasing by the inflation rate as well? If not, can you explain why inflation is a good thing for investors in real estate?

I understand what inflation does and low interests (which will not sustain) as the economy is in negative money, which plays a big role on debt vs actual cash. In the next year, cash will be king, I’ve sold property while kept others. If you are worried about cash, get some precious metals for insurance on value.

Great video Graham! I’m new to your channel and appreciate all the videos you post. I wanted to ask a question not sure if you have a video for it. If I already own a home with a mortgage, how can I buy another investment property and rent it so it can pay for itself? Basically how to slowly get into investing in real estate and turn it into a fulltime job kr money making machine?

Some ideas for future videos:
1) More talks with young and upcoming property investors. ( You can find many candidates on Bigger Pockets.com)
2) What if you try to install solar panels on some of your properties? I guess the yield will be pretty good in sunny California.
Also, if you pay with credit cards you can get some extra income(and some credit card churning videos).
The “off-the-grid” and “solar” communities could boost your viewer rate.
3) I’m not sure if this is availble in US. But, in Norway we have an Iphone App called “Payr”.
In this app you can pay your bills. The good thing is that you can connect Payr with a credit cards. So, you can basically earn Flying Blue points by paying your utility bill.
Just a few friendly remarks how you can improve your videos.
1) Remove the Dinosaur eye ( or change the lighting). It really looks like a man’s head from above with a growing bald spot.
Since you have a similar hair color…
2) In some videos you change to black-white filming, put on “scary music”, change your voice and make different face gestures. This looks really bad and could make people unsubscripte to your channel.
It’s better to use irony ( English style) to make it more entertaining.

Very very complicated question and answers. The best answer is do research and learn enough about it until you are confident enoigh to pull the trigger. The fact that you’re watching a video loke this is a positive because it means that your mindser is in the right place. I would say look on google, look up more of Graham’s videos, maybe look into taking some real estate classes, etc. Your best investment is increasing your financial education and literacy. Imo the simple answer that there is not perfect steps into investing into real estate, because there is so many different ways to start depending on your situation, the market you live in, etc.
How do you keep getting accepted for loans though. If you’re sitting on properties for 30 years those are all entries in your credit and how do you end up being accepted for *another* loan

One flaw with this logic, 2.2% inflation can only be “subtracted” against your interest rate if your salary increases by 2.2% due to inflation too (not by getting promoted or finding more investment deals, etc).
Great videos, BTW retiring in Hawaii is overrated. Try going there for 4 weeks, you will be bored out of your mind after the first 2.

I only found XTB trading brokers but they have daily swaps for ETF’s and round it 4% only in comissions and fees (NO WAY!). I hope any of you or @GrahamStephan could help me with some info! Thanks!
