Sup graham its guy here am from Africa now first of all I do love your videos as Its really good and informative but I do feel u went to far on this one . especially looking at it from where am from where tenants leaving their houses and the place looking good for new tenants its more rare than not. Most of the times tenants are the once who does repaint and other clean up while the landlords usually only take care of necessities like repair

Bro, this is clearly the signs of your tenant being in crisis. They could not afford to take their own belongings with them and you are complaining about some trash removal and cleaning. This is the cost of being a landlord. The minimum one can expect after a property being occupied for a decade is a fresh coat of paint and a deep cleaning. Was this your first property to own? Looks like it from the dated kitchen.

I would like to get a better understanding of the story. Was the tenant evicted and had to get out ASAP? Could just be they lived a relatively messy lifestyle and didn’t have the time or resources to get everything out and cleaned on time. Absolutely sucks for you to have to clean and repair, but for a tenant living there for 10 years definitely doesn’t seem egregious.
If the tenant paid 10 rent on time that doesn’t look that bad. Just trash, repaint, and clean. After 10 years you would have to repaint anyway.

Honest question. Why does every landlord repaint the place after a tenant moves out? I’ve moved into places where the paint was 1/4 inch thick and the cupboards wouldn’t close from it being so thick

yeah doesn’t look bad the house I rented was way worse.
I would be irritated by the condition it was left in. I come from a military background where a house should be professionally cleaned and leave it better than you found it.
Believe me or not that happened to me on the first property I rented a unfurnished apartments furnished it made money then got trashed he signed on paper I reported him (that property was in Dubai) he owed me 700 so I made him pay for a maid to clean and a pest control by ( a Dubai police)
As someone who’s family has rented for 20+ years, I don’t understand the mindset behind this kind of behavior. I’ve seen it so many times and still don’t get how people can live like this.
Much rather have a high yeild stock or a stock that gains 20% plus a year Don’t need this cr*p.
Time to get a dumpster.
I will definitely do my homework on my renters. Contacting people from their history and making sure it’s a thorough vetting process. Also, in the agreement they will pay for the cleaning and any renovation.

This situation is why you should follow recommendations and education from Dave Ramsey concerning rental best practices. This video would’ve been a great opportunity to go through those points.

In Finland we have fb groups of almost every city specialized to give away or sell cheaply stuff that people don’t need anymore. I see there is some useful stuff left behind like probably brand new pots and pans, some clothes that people could really find useful. I do hope these things didn’t end up in a trash container where they are going to be ruined, but rather given away. I am not an environmentalist whatsoever, but maaan – that’s how junkyards are piling up. So it happened that a tenant was irresponsible or mentally handicapped to leave a place like this, i sit here in hopes that you were turning this misfortune around and making it into a good thing.
This is nothing, I don’t really see actual damage. Push pins can be fixed with a dab of spackle and paint. I just see dirt and junk. And they lived there for ten years so you have to expect some wear and tear; that’s normal. We had a tenant who had cancer and just had to leave a lot of stuff, it happens.
For a 10 year tenant that apartment looks pretty good.

You ( or your property manager) should have done regular inspections. That way if you saw danger signs you could have raised rents to get them out sooner or at least be compensated for what happened here!
I wouldn’t call this trashed. There’s trash, yes. But nothing looks malicious. I’ve heard/ seen things of people pulling wires out of the wall, cutting pipes etc. This just looks like people that just didn’t live any better than it looks in the video 🤷♀️
Something bad happened to that person & could have used some serious help😢. Maybe you could reach out to that person & see if there is anyway you could help them
I saw pet stairs which makes me think some of the caked-on dirt could be from that. This will clean up okay. You’re lucky because sometimes renters leave much more actual damage.
Not that bad. I have cleaned up a lot worse and it doesn’t look like any substantial damage to walls or doors, cabinets etc, which is your big cost. Clean it out (A couple of trailers full to the dump and maybe find someone willing to take most of it and sell it) then a clean and a coat of paint and boom you got a million-dollar sale. As long as you get it done quick before property prices go through the floor.

This is nothing to what I’ve seen in cleaning out the odd rental property in my youth… Just removing all the left behind junk. Clean / mop and paint. Pretty starnard stuff. You’ve been pretty blessed if you think this is a big deal.

This looks like my place after having tenants for just 12 months. They were a retired couple on disability with the wife on her death bed.
My property manager’s maintenance tech found a dog and my manager mentioned it to them…they went ballistic intentionally destroying the place. All faucets were left on for a month, but the bill was never paid and it liened my house with the city. They stole my washing machine, air conditioner, blinds, etc. Cockroaches from the food and mess they left. Refinished hardwoods were ruined by the dog pissing on them.
I’ll almost certainly never rent a house again.

Landlords are trash
To be fair, it isn’t that bad. Sucks that they left that much stuff. But once its all removed, it looks like its just a deep clean and a splash of paint. I would expect a rental after a decade would need a once over with some paint. A bit of wall filler too but a few days work maximum. The kitchen could do with replacing but that’s due to old age.

So, what’s the aftermath? Has the tenant paid for the mess? Have you paid for everything? Why this situation happened in the first place, especially after 10 years of non-problems whatsoever?
To be fair, it HAS been 10 years so there’s going to be some wear and tear on the paint job but there’s no excuse for leaving that much junk behind. At LEAST put it out on the curb.

Do you recommend incorporating at least a yearly inspections of your properties? This looks like maybe a few years of build up, not just an overnight occurrence.
THIS IS NOTHINFG !!! I recently evicted a tenant who not being allowed to have pets, allowed five dogs to stay inside all day for a couple months. They destroyed all the flooring except tile, dug into sheetrock all the way to the exterior walls and lower cabinets. This house cost $20K to repair. Im selling all my rentals. Im done. Renters have no respect or regard for owners allowing them to rent. Id rather just sell remodels. Thanks for allowing me to rant.

after eviction you could have sent in a clean out crew, to avoid the hassle of the video. but then you wouldnt have a video to complain about. remind me to never be your friend. I’ve been on both sides. sometimes a tenant is overwhelmed when they’re trying to move, especially if they’ve been there a long time. i’ve seen tenants purposely destroy propeprty and it looks like whoever was here just couldn’t get all the stuff out and cleaned in time.
The house looked like a shooting gallery for junkies and debris looks like what was left over from months of looting.
Paint doesn’t cost thousands of dollars. When was the last time you inspected the place? – long enough for the grout to turn from white to black. Have a yard sale. When you’re not raising the rent, you’re allowing them to take advantage of you. I don’t see any damage. You are fortunate to be a multiple house owner. Thank you for the video.
I have pretty good tenants (gated community in Las Vegas), but my dad has a property closer to the strip and his tenants put cement in the toilet, broke water pipes to keep it running and all kinds of stuff 😂
