Here are my thoughts on Airbnb / Airbnbust:
First of all, if you’re buying a property for an investment, number one – MAKE SURE IT CASHFLOWS without Airbnb.
This is where MOST people go wrong in terms of their purchase; if you rely on Airbnb for a property to cash flow, you’re doing it wrong and exposing yourself to a LOT of risks in the event that Airbnb prices continue falling.
Instead, you should view Airbnb as a way to supplement your income as “icing on the cake.” For instance, If you have a cash-flowing property – BUT you can make more rent on Airbnb, GO FOR IT. In the event something happens and you can no longer rent it on Airbnb, or – if prices fall below a point that makes sense to list, you’ve still got a cash-flowing property, anyway.
In addition to that, it’s important to realize that the reason many people make so much money on Airbnb is because it requires a LOT of work. I know people who run Airbnb’s and it’s a hustle to make sure the house is fully cleaned, sheets washed, and everything fully stocked after each guest. You also have to be diligent on your pricing, photos, and reviews – remember, it’s a 24/7 BUSINESS – and not as simple as listing it online, putting a lock box on the front door, and hiring a cleaning person.
With that said, if you use Airbnb responsibly, comply with local regulations, buy a cash-flowing property from the beginning, and use Airbnb for ADDITIONAL income – I’m all for it and you can make a LOT of extra money doing this.
But, just keep in mind: As with anything that’s profitable, OTHER people will drive down your margins – and, we still haven’t seen the bottom in terms of how far prices might continue falling. I personally believe that we’ll continue to see new listings on Airbnb if long-term landlords get desperate enough and can’t get the price they initially expected.

Was short term rental just not a thing in the US until AirBnB? Here in the UK, ‘self-catered holidays’ have been a thing for as long as I can remember and probably a long time before that. I know there was a boom during the ‘demic and ‘AirBnB’ was used as shorthand for short term rentals in general but surely this isn’t a new thing?

Airbnb and vacation rentals are ruining community in our little northern California coastal town. When in 70% of the population of a community is transit, you have no Biane… No one cares about failing infrastructure least of all our board of supervisors. Our county gets more revenue from tourism. I’ve rented a few Airbnb’s none of which I would rent again. Poorly maintained hokey, cheap interiors. 🤦♀️

One if the reasons Airbnb was able to make more competetive prices in the past was because we all got fed up with hidden hotel fees (parking, wifi, gym, tv, etc) making the price a lot higher per night than advertised in booking sites. By the time you arrive to check in you are too tired to search other options.

AirbnB is NOT cheaper than a hotel. It’s often way more expensive. There is a LOT of bait and switch from the listed price. I stopped using it.
You generalize quite a lot. Rents aren’t dropping here, nor are they in many other areas. The airbnb concept was flawed from the start. I say that after having been in the hospitality and rental biz for many years. each market area in this country is doing different things right now.

In my case about 50% of the airbnbs in Europe were fine. The others were a nightmare. Never again.

The fees have gone too crazy. Years back it was great.
I still use Airbnb but I look at the fees. That determines if I get that or a hotel. Each state and city has its good n bad.
Also if it doesn’t offer a refund…pass. Things come up and a month later things change and I need to cancel…I should get my money back. I can understand if I lose some if it’s on the day I check in.

Many times I explained to people the challenges of AirBnB and some of the horror stories that can and do happen. Short term renting is a nightmare for many people in London.
At the beginning, AirBnB was great because it was way cheaper than hotels. But now a days it is really difficult to find cheaper options in AirBnB. As I have a family now, I need at least two queen beds, parking facilities and definitely some form of breakfast. With AirBnB , that is really difficult to find ! With this type of amenities , the charge went up to the level of 2.5 – 3 star hotel.

I love staying at Air bnb but I def agree the cleaning fees are way too high…esp for someone that clean up naturally….it’s an hour worth of cleaning max…if it’s trashed you should charge only the people that trash it instead of having higher cleaning fees then you do rental…charge an hours worth of cleaning…more if it’s trashed and call it a day. I bet they would have better luck …
We’re renting a hotel in Orlando but since we’re a large family it was over 2k for the hotel for the week. We decided to stay an extra week and I searched Airbnbs in the area and found a condo hotel that’s similar to our hotel and it was only 800 total for the week. Wish I had checked Airbnb first before booking my non refundable hotel.

Once upon a time it was great to host with Airbnb; now they treat hosts like garbage. But it remains an attractive option for homeowners because the law gives homeowners close to zero rights to protect themselves from destructive of deadbeat long term tenants.
It’s easier at a hotel since you’re not given an AirBNB rating on your profile but instead you’re rating the hotel.

During the pandemic I stayed in Airbnb for almost a year. The deals on the type of properties were crazy. Then out of the blue prices just shot way up. Properties were not managed properly. Like I remember staying in one that had horrible bed bugs. South Florida has a ton of illegals staying in the properties
Every market is oversaturated. Population growth. It’s alot of people in the world and it’s growing and growing..

Never understood how AirBnB caught on in the first place. Hotels just make more sense given the customer service, room service, cleanup, etc…
Hotels don’t give you a bad review for other hotels to look at. No extra cleaning fees. No extra “service fee”which is ridiculous. Just up your nightly fee if you want more money. We’re done with airbnb. We stay in hotels like Mainstay Suites that have kitchens that are better stocked with dishes and cookware than many airbnb’s. Plus, they serve a delicious breakfast and oftentimes an early evening meal included in one nightly fee. No hidden charges. Maids will bring whatever you need to your room. Hotels give you more for the money IMHO.

Bought our retirement beach home 10 years ago .. full expectation to take entire cost on the chin.
Air B&B came along and it has been a blessing. The rental is entire house 1,000 sq ft 1/4 mile from beach.
Our cost are based on 10 year ago low mortgage rates and housing market was cheap ..
Those buying last few years and thinking Air B&B will be a business model are in for an unpleasant experience .. cost too much and too much work.
Weekend rentals are very time consuming – cleaning ect for both customer and owner, Monthly rentals make most sense.
People only need to clean just before rolling out. $150 cleaning fee for a month is trivial – for weekend – leave a $20 for the hotel maid.
The retired couple next door handle the cleaning and that little boost has helped them as well. I think they like the weekenders 😉

I’d be fully on board with banning Airbnb slum hotels. Let’s be honest. If you own a chain of locations people can stay at for a daily rate, you own a hotel. If it’s dodging hotel regulations, it’s a slum hotel. Airbnb was supposed to be spare rooms, not that kind of thing. But it’s profitable, so why would they stop it? I’m on board with banning Airbnb rentals for locations not occupied by the person doing the renting. It’s a bullshit dodge of the hotel regs, and makes trouble for people who need to, say, buy or rent in … anywhere. It probably also violates zoning in many places, depending on interpretation.
I lost interest in bnb the moment they became more expensive than a hotel. I’m not cutting my vacation short to stay in someone’s house.
Airbnb never seemed like a good idea to me. I want a room where I can wash and shower together with somewhere to hang my clothes and stow the suitcase. A hotel will provide that and there will be daily housekeeping that is included in the price of the stay.

Airbnb was great a few years ago and it’s not anymore . All the bullshit fees killed my experience . If you’ve gonna pay $180 a night on Airbnb I’d rather get a hotel which cleans my rooms , provides breakfast , and offer a front desk for help . Also hotels must meet high safety standards from. Local municipality like fire department and health inspectors .

I had to use them for months. They were dirty (i am a germaphobe) i had to have carpets cleaned. I cleaned the bathrooms cause the showers are almost always cruddy. The host would lie about what came with the house (like yards and products) they would always try and come to the house for some reason while i was there. I always left the place sparkling.
The most ridiculous thing was the price. We got a mobile home in a bad neighborhood for 5k a month. Our insurance always thought we were trying to fleece them.
It always made me feel like it may have been better to be at a hotel but the internet several hotels offered was not HIPAA compliant (needed for work).
To be fair what wasn’t profitable 2012-2018?
Airbnb vs hotel is like buying va renting. With the hotel the amount you see is what you pay… with airbnb there are hidden fees and they can charge you even after you leave.
