Graham, what do you think about getting a FHA loan for a duplex for a starting real estate investor?
My video on Friday will likely be discussing the loan aspects of real estate, but generally yes – If you can get an FHA loan and the numbers make sense, absolutely. But I don’t typically see too many FHA loans getting accepted, although it depends on the market, price range, etc.

Depends how bad the damage is, but often they’re not too difficult to fix – especially if you were going to renovate the property, anyway.

I doubt we will, unless of course there’s a natural disaster and a certain area is hit hard…otherwise I really believe that was a one-in-a-lifetime opportunity. I’m sure we’ll have future downturns, though, but I don’t think anything will come close to that magnitude.

I have a few of those “one’s that got away” myself as well. I could have 2,500,000 net worth today by age 25 instead of 1 mill + if I had been more decisive, strategic and not let those few in the early days of 2012-2014 get away from me. Another great video graham!

Hey Graham thank you for all the content you put out. Graham can you give us a video of how you manage your personal life with all the business/sales you have going on. Family, friendships, intimate relationships, personal time, etc.
I do a terrible job of this, haha. The truth is that I don’t really do a great job, and I usually sacrifice sleep or hanging out with friends. Sometimes its balanced, sometimes it’s not – I just pick whatever is a priority at the time and make that happen first before anything else.
I have a few of those “one’s that got away”. I could have a 1 billion dollar net worth today by age 25 instead of 0 if I had been more decisive, strategic and started in 2008 when I was in middle school.
What was that?

Had I just invented Facebook in 2004, and then re-invested all of it into Bitcoin in 2011, I’d be the richest person alive right now…smh

Thanks Andre! Back at this time, I was looking for 12-14% returns…I wish I could find that now. Generally I’m seeing about 8-10% depending on the market in terms of cash on cash, and that takes some searching to find.

Graham Stephan, my name is Ethan, I am 17 and 7 months ago I was asked by several of my family members what job I wanted to get in the future. The question really made me think because I was almost 17 and didn’t know what I wanted to do in my life, that’s when I started by self-development journey I finally realized that I don’t want to be like the majority, scrambling to find a place to work for the rest of my life, I want to be free from the constraints of modern day society. I started by watching tony robbins inspirational videos and now I consume books, articles, and videos on the subject of businesses and I see how other people have accomplished success, now my goal has always been to preserve the environment and make a better future so that the future of mankind isnt constrained and trying to find a solution to a problem we had a choice in not making, I originallyt wanted to be some sort of environmental scientist because I figured that if I did that I could help the environment and the future of the planet, however I realized a little over a year ago that if I realy want to help the environment and save it, I was goinfg to have to do more then that and that is my reason for wanting to aquire vast pools of wealth is because I realy want to leave the future better than the past and that will be one of my many goals when I will acomplish sucess. however, I am feeling very confused as to where I should start, there are so many awesome Ideas I have for starting businesses and I have so much energy just waiting to be poured into them but right now I am in my junior year of high school and doing a program which I take college classes while doing high school credits as well, I am very confused as to where I should focus my entrepreneurial energy into because right now I feel very broad with my life. your channel has inspired me the same as many others and I love the vibes you put out it is really awesome to hear your experiences! Whats up Graham? If I sell my house to upgrade for more rooms (to rent out) what are my pros and cons? Someone mentioned the government can tax what I sell my house for until I’ve owned the house for 2 out of 5 years. Is this correct and is there a way around this?
1.5 years ago I ALSO REGRET ONE PROPERTY I COULDN’T BUY. IT WAS THE FKN BROKERS FAULT. The condo was 220k and my accepted offer was 190K. Now in 2018 the property is worth 300K

Idk it seems like hindsight more than arrogance, the flood and increase in value happened a few months after you cancelled.
No way to predict the flooding, nor the speculative-based appreciation. Very moot points.
He said even without that appreciation, he expected $900 in rent for stupidly low mortgage. It would have been a good deal to do regardless of the flood or the appreciation.
If we all had a crystal ball We would be a zillionaire. Everyone has one of these stories. Bitcoin is an example
