So first, lets talk about who’s BEHIND these signs and what actually happens when you call. You have two types of people who post these signs, the first is generally the wholesaler, and the second is the one who teaches you how to wholesale. So lets start with the first one: the wholesaler.
A wholesaler is someone who finds a distressed property, gets it under contract under market value, and then assigns that contract to an investor for an even higher price. The wholesaler then profits the difference in price between what they have the house in contract for, and what their investor is willing to pay.
But the most difficult part when wholesaling is finding distressed sellers. And as a wholesaler, generally your time is not best spent finding these deals…it’s best spent NEGOTIATING these deals, and then pitching these deals to investors. That’s where the sign comes into play. So the wholesaler will them teach you how to find deals…this is usually a time-consuming process that involves calling numbers from the public record that are behind on their payments, calling absentee owners, door knocking distressed sellers, or what’s called “driving for dollars” – which is basically where you drive around a neighborhood, find a home that looks poorly taken care of, and then door knock it to see if they’re willing to sell. This term is also known as “Bird Dogging.”
You as the “Trainee” will get paid for leads you bring in to the wholesaler. Hypothetically, if you product results and bring in motivated seller leads – Yes, you can make some pretty decent money. So in that sense, it CAN be a legitimate business. But this benefits the wholesaler more than anyone else – the wholesaler gets free work, only pays if THEY make money, and with this there’s very little risk to the wholesaler besides their time training someone what to do.
The second type behind this sign is the person will explain that they’re holding a “free seminar” on how to get started making money in real estate. They usually then upset you on programs that you have to pay into to learn the business of wholesaling. These types of companies might also have a second spin on things, as well. You can join their inner program, for a price, and then get a commission for anyone else who buys their educational material.
So either way you look at it, you’re usually getting the short end of the stick anytime you call these signs…just don’t do it.

I went to an Armando Montelango seminar- you know, the obnoxious guy who flips houses on TV? Well, it’s EXACTLY as Graham says. I did my homework after the first session and found out that his upsell goes from $1500 to $5000 then $40,000! They promise you hard money lenders, but at the end, they put it on the group to fund deals for one another! BTW, he’s currently under investigation by the FBI. Thankfully I didn’t spend a cent!

Renatus does this. They are an education group throughout the states and Australia. The community is a group of people who bought the education and does what they preach. They have three program levels $2600, $8000, $26000. They are much like fortune builders. They teach over 150 hours worth of course work. They teach wholesaling, notes investing, commercial development, flipping, marketing, business structures, taxes, legal stuff to watch out for such as securities and syndications, ways to acquisition properties via court door knocking flyers wholesalers etc…, they teach auction investing, extreme ways to leverage helocs and banking strategies to maximize money savings and build an investment mentality, tax liens, infinity banking, multi family investing and flipping…. it’s a great thing to do if you want to connect to a community nationwide in any large city. Every community is filled with investors.
The signs you see real estate investor seeks trainee. Make 1k to 10k in the first month. Actually refers to the education that renatus offers. They use direct marketing affiliation to sell the education. It’s basically an mlm that stops after the third person recruited beneath you. This requires you to focus on actually doing real estate while you market to build credibility in order to sell the education. It’s a hand and hand thing…. they finance the education as well. The education is for two people and is refundable up to 7 days (may be business days not sure). They are an online program accessible for life any changes made to legislation or real estate and any new classes added are free forever. They recently did an 8 hour course about Airbnb investing and strategies for that and no one that had the education paid extra for it. They do have mentoring but I have never used it usually the education has all the answers you need. You can also reach out to the investment community with or with out the education to get help. Personally I walked someone through a flip I was doing step by step that was having difficulty with concepts. And we made 30k split it two ways. It took us 70 days from start to finish (we got really lucky). Would have been 55 but escrow was extended 15 days by the buyer.
Truthfully if you want to learn to invest in real estate buy a book from bigger pockets or look on auction.com look up local Hardmoney lenders in your area and see if they have any classes you can attend. Hardmoney lenders hold lunches on a weekly in Phoenix they talk about there offers and try and sell there business to you but they will always tell you how Hardmoney works. If you have 15-30k in credit cards or helocs or savings and want to invest in 300000 house you want to flip don’t buy over 200000 and use a hard money lender that does construction loans you’ll only have to worry about money/carrying costs and the down payment.
Angieslist or what ever is a okay place to find contractors but if your really interested in quality over price go to homedepot or Lowe’s when they open with a sign saying I’m looking for reliable contractors. Believe me you’ll find them all there open to 7 am or go to the pro desks at 12 pm and ask for who’s there everyday and ask for the frequent shoppers names the stores always no and always give it out….
Personally I like to buy Reo or auctions. With Hardmoney and credit cards and use a portion of my credit cards money to service the money borrowed. Then just refinance and get all my money back with 5 arch funding, cross cross financial group or some other asset based lenders. They require a 720+ credit score and lean the home not your credit and at least for me don’t require personal guarantors. Honestly I have a business partner we manipulated credit cards with to boost his score we add him to the business use his credit for the business then after close we remove him and he’s no longer liable for anything because he was quote on quote fired….
I think the opposite thinking should be this is a free way of learning. I’ve been going to this renatus promotions and u gotta pay big money for them to teach u about deals. Lol. This guy is SO RIGHT. I fell 4 this scam over a year ago. It happened just like he said it did. Thank God i only lost a thousand. Lol. Ouch. That still hurt. Anyway. Im n California and i saw this kind of ad on craigslist. So i called it. And the rest was like he said. It was ALL HYPE and NO results so i quit that investment group. Unfortunately they didn’t wanna give me my 1000 back. This group is based out in riverside.They had me fooled. Hell. I would rather join a pyramid scheme. Or multi level marketing. At LEAST they actually WORK. This guy is right. Just find the deal. And if it makes sense put it under contract and assign it 2 another investor. Done.

Real Estate Agents go to a VERY short class that teaches VERY little about day to day Sales.
Then they are regulated and required to work FOR FREE for a Broker.
IF Agent is lucky someone in the office takes them under their wing and teaches them in exchange for a share of their results.
Agents WORK FOR FREE and spend copious amounts of time selling themselves at Networking Events and Social Gatherings.
Buy HEY! Agents are Self Employed and have UNLIMITED income potential!
When you do make a sale, your broker takes 50% in the beginning and eventually it becomes less and less as you sell more and more, etc.

You should go to those so-called antique and art auctions and experience the sales pushing down your throat exotic limited signed art masterpieces supposedly Salvador Dali or Picasso and middle eastern carpets. Many of the auction attendees are their own people sitting in the auction to make you think there are many interested buyers, but as soon as the auction is over these attendees vanished leaving few stupid folks stranded with the sales vultures
I don’t think there’s anything wrong with being a trainee for someone. Of course they’re gonna make more than you, but you can get experience and get paid. Then once you get comfortable enough branch out on your own

I wish I would’ve saw your videos before i spent about $2000 dollars i didnt have. I was so broke and depressed thinking that I would never escape the rat race, that I would be poor forever. I was skeptical but also desperate so i went alonh with it. And I’m still broke. Trying to escape this rat race and take some of my friends with me. It’s been a harrowing journey…i just need enough money to where i don’t have to worry about how I’m going to live. I have to make it out of this trap but i need something that really works so I can pour myself into it. But ive never walked this road before. How do I avoid getting taken advantage of again? How do differentiate real roads to financial freedom from fake ones?

Im doing this. I have a base, don’t have to pay anything, and i am learning. I think i got lucky and found an amazing wholesaler who really wants to teach me more than just “lead generation”
Options and forex training programs work so similarly. I got bit by that by an options trading program. Free 20 minute seminar at another seminar… $350 for a 2hr seminar… then a $3k “intensive mentoring” session. Got out before it cost me any more. Learned a LITTLE, but not $3500 worth.

I feel like you’re looking at this the wrong way. Nobody bats an eyelash when someone with a degree takes an internship (works for free) somewhere. We just say, “they’re going to get valuable experience.” How is this any different? If you have *no idea* how to make money, why not learn this skill and then branch out on your own? This is assuming you are in fact the person with “no experience” the sign asks for. Go get experience, and make money at the same time. If it makes you feel better, call it an apprenticeship.
