It doesn’t matter what business you’re in, standing out is essential to getting noticed. Whether you’re starting a business, launching a product, or making a YouTube channel – it’s easy to fall through the cracks and go unnoticed when there are SO MANY PEOPLE competing for the same thing. Here are my recommendations to stand out to beat the competition:
1. Be memorable. You can do this by improving on what other people are doing and ADDING MORE VALUE.
2. Do it better – offer some incentive for people to go to YOU vs someone else.
3. Do not half-ass it. When you’re competing with someone else, another product, or another business – you gotta kill it.
4. Put your own personality and spin in it. This is the hardest thing for people to copy, should they chose to take your ideas.
5. Take risks. If you do the opposite of what most people do, your chances of succeeding are higher because there’s less competition!
6. Do above the bare minimum. Go all out.
7. Try to stay ahead of the curve. When you spot a new trend, take advantage of it.
8. FREE INFORMATION IS THE FUTURE

The only goal I have is to buy another property this year. I’ll make a video on this, but there’s the struggle between buying what I want (an early 1900’s craftsman that I can restore) and buying a smart investment (a 2-4 unit building). I’ll deal with it once I’m ready to buy something in a few months, but I constantly debate between the two in my head. On one hand, I’d be able to get an amazing house around $700k – put about $75k-$100k into it, and have a house worth about $950,000 that I’d love. It’d be something I’d live in for awhile, most likely. The other option is to get a 2-4 unit in a slightly less desirable location for a little more ($850k-$900k), move in one of the units, rent the others out, and I’d live for free from all the money I’d make from other units. It would be a short term play for me (I’d likely live there 3 years if I evicted a rent-controlled tenant, per city law), but living in a multi-unit isn’t my ideal – I really want an old craftsman house. So it’s a toss up between a really smart investment 10-15 years from now, or getting what I want now. It’s a good problem to have. Maybe I can find a good compromise – an early craftsman duplex or triplex somewhere.

There would be no way for me to make this worthwhile financially if I did it for the money, literally all of my time on YouTube would be wayyyyyy more profitable prospecting for another sale. One sale would probably be worth 5x the amount I’d ever make on YouTube, so I keep it purely for fun as a hobby – as soon as money is involved, it becomes a job and I just don’t want to be tied down to another business at this point. I want to keep this entire channel purely for fun and as a cool creative outlet, and I’d fear that turning it into a business would just lead to me not enjoying it as much, if that makes sense.

Most of my viewers are 13-30 and most of them involved in really being active are 13-20’ish, for the most part. I don’t know if YouTube will develop a real estate career – MAYBE, I’m not 100% sure, but from what I’ve seen YouTube has been entirely separate demographic than the people buying the types of properties I’ve been working with. Could be my demographic and real estate area though!

By the way, could you give me some advice Graham? I just attended my first session for my real estate pre-licensing course last week (Thur, Fri, and Sat. 3 days a week for 4 weeks until my exam), but I find it so difficult to comprehend all this information. Honestly, I want to do real estate because I think it is a fantastic career and I can picture myself doing well and having fun in this business. However, I am getting anxious and discouraged because I don’t feel confident that I can pass this exam.
I feel like I’m trying to learn a whole new language in a four week time span and I’m getting so frustrated that I can’t get it. What are some methods or techniques that you used to help do well on your exam? I am referring to the book and going over some of the guides that were provided, but I just feel so hopeless trying to retain all this information…

Hey Chris, honestly I barely paid attention throughout the licensing course. I took mine online and just breezed through it – whatever I didn’t understand, I googled. I just studied for the state exam which is the one you really need to pass – the other smaller exams are very easy. I recommend a good exam cram program (either a DVD or a workbook) to go through before taking your tests. Just memorize as much as you can!
Okay, thanks for the advice! I hope I will be able to memorize all this information before the date for the state exam. Wish me luck, hahaha.

GrahamStephan Yes knowing your audience and communicating with them is key. I’m hoping to start maybe a channel soon, I am not sure if that’s me but we will see. But I’ve learned some key stuff from you so appreciate the advice and hope for more to come. Right now I’m at the point in life where saving saving is really important for me but not really sure what I am saving for. Working and saving is a great tool to master but I am really looking into ways to make other incomes and not depend on my job so much but it will come hopefully.
There’s zero downside of saving at this point. Even if you save just for the sake of saving, it’ll open up so many opportunities when you see something worth buying/investing in!

I’ll likely sell the Lotus at some point – I’ve been tinkering around with the idea of selling it and using it towards buying a better property this year, but I’d hate to sell it at the same time. If I sold it, my next car to replace it would be a 2009-2012 Lamborghini Gallardo. It’s a car I’ve wanted for a long time so it’ll be fun to get the car I wanted when I was a teenager! +Angelo Here’s the answers for your two questions: I put amazon affiliate links to my favorite books I’ve read. Because why not? Everything I make is just reinvested back into the channel anyway, I don’t think I’ve even made $90 TOTAL in the history of using amazon affiliate links on my YouTube. I’ve never once promoted them, either – if people read the description and chose to buy it, great. If not it doesn’t matter to me, plus if you read my comment history – I tell people to look them up on YouTube for free. And I’ve never made $100m or anywhere close to that, I think you’ve misinterpreted my video. I’ve had over $100m in real estate sales but that definitely doesn’t equate to anywhere close to that in terms of income. My total income on that over 9 years was about $2m before expenses and broker fees. That doesn’t take into account taxes. Plus I do YouTube entirely for fun, I don’t make shit off this. But it’s cool to inspire people and I like making fun videos and getting creative with it. Not everything is about a profit 🙂

100% agreed. I wish ppl would give out free info instead of feeling the need to sell you something. You would make a ton more from ad sense imo (if your info is legit). Everyone on YT 2021 sells a course or charges you for their “premium membership”. Times change, I guess. 😢
