I’m very confused about the exterior doors swinging outward. If someone approached that door from the outside, couldn’t they just remove the hinge pins and take the door right off ? Doesn’t this make the hinge pins on the outside ? I’ve just never seen an exterior door of any kind swing outward. Maybe there’s some building code where I live that requires that they swing inward.
+Sir Galahad Weird, I’ve usually seen it the other way. They have inswing and outswing doors – hinge pins are on the outside for outswing. I didn’t realize any of this until the doors opened inward and cut off a significant portion of the room!
you could use fire liquid/charcoal starter to get paint off along with a towel.. always does the trick!

Graham, its coming along great! Do you actively look for new sales as an agent when you’re completing the rehabs? Or do you just focus on the rehabs until they are finished and rented?
+JasonLovesCoffee thanks! I only start looking when I’m in the market. Otherwise what happens is that I see something I love and can’t buy it. I’ll wait until I get 20-25% down and then I start looking again, unless I have a client who’s looking for something in my same price range.

Up here in Canada we have these stores called “Habitat for Humanity Restore” were people donate new and used building supplies and materials and from time to time they have some really good unique and interesting stuff that you pick up for next to nothing. Sinks, faucets, doors, windows, lighting fixtures, tiles, fireplace surrounds and mantels etc etc. There must be a store like that in your area, its worth checking out.

+Slek Thank you! No experience on crypto but I’ve been watching it for awhile. It’s risky right now since there are such huge price swings but if you feel like you know it and have some extra cash, go for it. Long term I’ll be interested to see which ones stick.

This area looks good. Maybe one of the last nice areas where it actually makes sense to invest in LA. I am in Hermosa and nothing makes sense here atm. Lol. Is there rent control in that particular neighborhood where this property is?
+Valerio Briglia Unfortunately its rent controlled, very parts of LA are not – and very few are built newer than 1978. Rent controlled tenants are slowly moving out, rents are increase 2-3x, area slowly starts to improve, people start to invest more money in their place to attract higher quality tenants. It’s a slow process but mid city LA will see a huge amount of growth in 5-10 years!

+david gil I wanted to keep the bars on for now and didn’t think they’d take so long to paint, plus taking them off and on would’ve likely been a bigger pain.
Looking good. One tip I would give you is do not paint the pergola. Instead you should seal it with a stain. It will make it last longer. And you don’t need to keep painting every year.

Hey Graham, I’m curious how your set up is as a real estate agent and a real estate investor, you are technically an independent contractor with your broker and when you purchase these homes, do you put them under your name or an entity?

How do you save money for your own expenses each month if you spend so much to buy houses and then sell them? Sorry if this seems stupid but I am pretty new to this investing in property thing and it seems very interesting 🙂
I never sell the houses, I rent them out! And I put down 20-25% + renovation costs!

The tile probably came out of the Dallas area so 7 days is actually fast. I would tell people 10-14 days for a similar lead time. The tile manufacture has to coordinate with a freight company, and they usually only ship once or twice a week to save money shipping multiple orders at once. Then it goes though the freight company’s shipping network to regional depots then split onto trucks for local distribution.
