About Tenants: When it comes to stuff like this…I don’t claim to be an “Expert Landlord” by any means, I’ve certainly made my fair share of mistakes and I still have a LOT to learn. But, my philosophy is that being a landlord is VERY MUCH a people business, whether you like it or not. It’s just as much about CUSTOMER SERVICE as it is about picking a worthwhile investment that’ll make you your money back – and it’s all about finding the right combination so that you have a happy tenant, AND you get paid on time every month to make a profit.
Part of that has to do with screening your tenant REALLY, REALLY well BEFORE they move in, to prevent any disastrous situations from happening in the first place…but, once they move in…in a way, they become your CUSTOMER. And the longer that person becomes your customer, the better it will be for everyone involved. Tenants don’t usually like moving around, and landlords don’t like having to fill vacancies…so, I try to go out of my way to make sure the tenant is as happy as possible, and wants to stay as long as they like. Even if that means I’ll lose a little money every now and then, in the LONG TERM – I know I’ll make it back, plus WAY MORE.
There’s also few windows that will HAVE to be replaced because they’re beyond repairing. HOWEVER…once I replace a few, I starting thinking to myself…well, I may as well replace THEM ALL NOW, so they match.
On the one hand, I won’t really get more money in rent for having all new windows…and replacing everything will cost me an extra $9000 for materials and installation HOWEVER…if I DID change them out, having new windows be one less thing to replace in the future. AND…if I’m going to replace them, NOW is the time to do it…not to mention, they might be appreciated by the tenant who moves in next.
But, is it really worth the cost to replace windows that are perfectly functional…but just a little old?
Although, I gotta say…overall…this process has been going really smoothly. The demo of this unit should hopefully be done by the time this video is posted, and then they can begin re-building it up and getting it back to looking as good as new…because…well…it will be new.

Hey Graham as an Interior Designer replacing the windows would be a great investment if you want to attract new rentals. However, if it is working windows and you plan to keep the property in kind or remaining for a number of years do not replace it. Also the closet off the bathroom is something renters love if it is a great built in closet. If you aren’t going to put your money into built ins you are better off putting a jack and jill sink. Just my two cents 😊 always love your videos!

@Graham Stephan Here is what I do when I have outside work done like your windows to get the best deal. I call all the window companies in a 30 mile area. I make sure it is about 3 weeks out and book them all to come and give a quote at the same time. You don’t even have to haggle the price they will call their boss to give you the best quote. Some will just drive off because they know they cant compete. It works for me hope it can work for you. (Most window companies all get their windows from the same manufactures in the usa fyi) **Hey this be a cool video just on windows or any thing else you out source.

To me it makes sense to change all the windows for the sense of decency for your tenants, if you have the money to do it and plan on keeping the property for awhile and upgrading next decade again then yes cause you wouldn’t have to worry about it then. Though mostly what’s important is your tenants would appreciate it and it could make them comfortable enough to stay longer.
For the shower/closet problem one idea that worked in our home and had a lot of people commenting how they liked it was to put a toilet in it’s own little room. It was done with a privacy wall to the bathtub so someone could have a tub, another could go to the toilet, do their thing, wash their hands and run out without disturbing the person in the tub.
For the windows, we had to replace a number of windows in a 1945 business/residence building. We found that it looked better if you have to replace the windows do so for all that room unless there is a specific reason to keep a window. For instance we kept one of the older windows because one could easily put an air conditioning unit in it while a lot of modern windows wouldn’t accept it because of regulations of windows have to have screens in them that are permanent when they are X amount of feet off the ground. If you are demolishing the building it allows to keep some of the older charm in some of the rooms while modernizing the rooms with extensive demos and that you are paying a lot more per square foot (ie bathrooms/kitchens).

I would definitely get new windows! Those old nasty windows will look like crap with a completely remodeled unit, and you will regret it if you leave them. Also, can I just say… American (and British!) windows SUCK! Especially when it comes to energy efficiency and safety/security. I think you would be absolutely blown away by Swedish (Nordic) building standards… 😜 😂

Why would anyone rent a house for more than 10 years?
with my experience in the construction industry since i was a kid, the 3 most key things to have a house last is roofing, siding, and windows. once you start getting those leaks in then thats when the headaches really start and thats when guys like me charge up the ass because we dont like to deal with moldy rot. but yes replace your windows, replace your contractor. if you manage your own project you will earn more than having the contractor do the project therefore you wouldnt have to research for further projects with higher yields. this one wouold of had a high yield up until i saw you hiring the contractor. 40 bands for what? to tear down the walls and bring in a dumpster?
also close off that closet in the bathroom and open it up in the room instead. keep the same style just the entrance would be coming from the room on the right

If you ware wanting a 4 plex, DON”T replace them! If heating/A/C was a huge issue (which it is not in LA) it would be worth the window cost just in utility savings. The key is the desire to build a 4 plex so you find the most economical windows that fit your needs. Not sure why you’re spending $65-$80K if you’re just going to go to a 4 plex in the near future ~ I would want at least a 12 year window to justify the remodel.
I just have to say that I would replace the windows instead of doing that piece by piece over the course of the next few years. Because the windows are old and will inevitably breakdown so, I would just spend the money and replace the windows.

Not sure about the windows. I assume you’re not ready to build your 4 plex right now, so my advice would be just replaced whatever windows you need to. Or you could replace the windows and remove them when you tear down for a 4 plex and see if they can be used there or in another rental property. I’ve seen a lot of comments about the closet being in the bathroom. I don’t think moisture or smells will be an issue, as I’ve seen several luxury houses with the same design.
If you can keep the structure when turning it into a 4 plex, then replace any windows that would remain at the end of that remodel. If not, then there is little value in changing them out.
Because you are in LA / warm climate, having old windows really isn’t a big issue. If you were in a colder climate, then I would suggest replacing them.
I enjoyed my prior apartment layout. I walked through my closet into the bathroom from my master. I think that flow makes more sense than having to walk through the bathroom to enter the closet every time. Just my thoughts.
Graham makes a great point. It’s very important to NEVER remodel too much… there is such a thing. If you do too much, there won’t be the ROI.
Future generations will discover how much noise travels in an open plan and why it’s a bad idea to have a direct line of sight from your dining table to your kitchen sink can be.

Keep the old windows just replace the framing. The old ones give it some richness. Lots of people spend a lot of time looking for older things to put in places. Also, I would go with Kevin’s idea for the closet. I don’t think I would like walking through the closet to get to my room.

I understand the business justification to not replace the windows. From a renter’s point of view though, I look at windows almost immediately when entering a place. Drafty windows or windows that are sticky/difficult to raise/lower are a big turn off for me.
If the windows are single pane, you should replace all of them. It will make a difference in noise and heating costs of the place. If you are going to replace the entire building in 10 years, it’s still less than $1,000 a year over the 10 years to keep the unit quiet and free of pests.
As a long time renter, updated windows gave a better quality of home life and utility bills. Feeling comfortable in my rental homes without having to crank up the heat led me to want to stay in it longer. No renter wants to throw away hard earned money because windows are not energy efficient or up to code.
I rent, i highly apreciate on cooling and eating bill with 2 and 3 ply windows.

Not sure why I’m watching these videos when I have lived in a 28′ Travel Trailer for 6 years. I guess I dream of one day being able to have a place with space and maybe make enough money to have a house.
Maybe replacing the windows now with doublepane? It would be a good use for noise and weather insulation, and bring up the value of the building.

It’s obvious to me it’s not a green screen, but you really should have walked behind one of the partial walls or other elements of the house so that part of you is obscured if you want to convince people it’s not a green screen because that would require a lot more effort to fake.

I would definitely install all new vinyl windows. Nice new matching white vinyl windows always makes a property look like a million bucks inside and out.
Waaaaaay late but I hope you took insulation into consideration. Though you don’t pay their utilities, their gas bill can be overwhelming if their windows are not efficient. Just my take.

Well, it’s way too late but I don’t like closest off bathroom without another entrance to closest. Someone can be in bathroom and then you can’t get to closest. Very not effective if two people are working or getting ready at same time to go out.

I get a little annoyed when you refer to plaster and lathe as “drywall”, they aren’t even made of the same material.
That one window that needed to be replaced could’ve just been removed then replace the framing and reinstall the window, would save cost and keep the aesthetic the same.
I personally rather replace all windows, even the lowest warranty/LifeofProduct for new windows is 15 years, that plus the minimum heating and cooling savings are huge! Especially if the previous windows were sealed poorly and/or had poor insulation (by the looks of those Windows, I’d give them 2-4 years before they start to go)

unless the windows are pretty much falling apart…. not all of them but most of them…. I’ve read several articles and have people who’ve done it to their own homes tell me…… it isn’t worth it. But if most of your windows look like that one that clearly needed replacing – yeah…. I’d replace them all then. I can’t speak for everyone, obviously, but when I’m buying a house (so far…. only two experiences…. and both times was the house for me to live in) I honestly don’t seek out the latest and greatest “green” window technology. When I walk through I just make sure to check and verify there’s no apparent water damage on the walls near the window (like bubbled drywall or clearly visible water stains that have been attempted to be covered up by paint) and make sure there’s no sign of mold or anything like that. If they are windows from the 80s… 70s….. or friggin 40s I really don’t care they’re not “energy efficient” because IMO windows can only be so energy efficient. Yes double pane and the latest and greatest window sealant technology built into the window will make them better….. but marginally. If you’re a nerd like me and or happened to fall into a career you never thought you’d wind up in you might know how thermodynamics work. and glass…. sucks. Even if you have multi paned windows…. I assume they’re still clear glass and heat and therefore energy will still pass through regardless of how much gas, likely argon, they put between the panes. Heat in the form of radiant energy will still seep through in the summer from outside to inside and vice versa when you’re heating the inside of your home. And just to verify my knowledge in this topic I just googled it and confirmed that if you replace ooooold single pane windows with double or triple pane windows the energy savings per year per the USDE (US Department if Energy) is only about $120-480….. 10-40 bucks a month. Keep in mind the quote Graham mentioned in how much replacing ALL the windows will cost… he said 9k…. I’m thinking more like 10k. That means even if you’re saving 40 bucks a month on your electric and gas bill combined it’ll take you…… 250 months to recoup the cost of replacing all your super old, single pane windows with three most energy efficient ones you can find. Or in other words….. 20+ YEARS!! If you just have “ugly” windows from as early as the 70s they might be double paned. According to the USDE while newer windows will save you some money by replacing the older double paned windows from the 90s, 80s, 70s, and even 60s (double paned or glazed windows have been around for a long time) the energy savings per year is only like $27-111/ year…… $2-10/ month. You do the math on how long it’ll take you to recoup the cost of replacing all those windows (hint…. you’ll be dead….. 83-416 years, Haha…. 1000-5000 months).
You have to think of replacing the windows not for a rental aspect but as a property value aspect.

Two things my dude, one I’ve had a landlord like Graham before and it made me feel great. I even forced them to deduct some money from my security deposit for damage I did that they were going to waive.
Two, just replace all the windows (I know I’m late and you’re probably already done and renting it out) but I like having a consistent look in the house and the new windows will help with AC and heating costs.
